The short answer

Bethany's median sale price was $704,533 for the three months ending August 2026, down 10.8% from a year earlier, according to Redfin. Homes are selling in a median of 31 days at 98.7% of list price. For buyers who want newer homes, highly rated schools, and quick US-26 access, Bethany is worth a serious look this fall.

Where Bethany is and what it feels like

Bethany is an unincorporated community in Washington County with a Portland mailing address, sitting directly north of US-26 on the west side of the metro. It is home to roughly 33,106 residents with a median household income of $167,735.

Most of Bethany was built as planned subdivisions from the 1990s onward, so streets feel orderly and residential. The social center is Bethany Village, where the Village Centre brings together shops, restaurants, a fountain where kids play in summer, and community events. It is suburban living with a genuine neighborhood hub, which is less common than it sounds.

2026 home prices and market pace

Here is what Redfin's data shows for Bethany for the period ending August 2026:

  • Median sale price: $704,533, down 10.8% year over year
  • Median price per square foot: $297, down 4.8%
  • Median days on market: 31, down from 46 a year ago
  • Sale-to-list ratio: 98.7%
  • Homes sold above list: 21.1%
  • Homes sold in August: 112, down 4.4% from 117

The takeaway: prices have come down, but well-priced homes are not sitting. That combination rewards buyers who are pre-approved and ready to move, and it means sellers still need to price accurately from day one.

Financing matters here too. Freddie Mac's survey put the 30-year fixed at 7.03% as of September 24, 2026. On a home near Bethany's median, every quarter point changes the monthly payment noticeably, so get a current quote before setting your budget.

What this means in practice:

  • For buyers: A lower median gives you more room to negotiate on homes that need updates or have been listed longer than a few weeks. On fresh, well-presented listings, expect competition and come in with a strong, clean offer.
  • For sellers: Buyers are watching price per square foot closely. Pricing slightly high and waiting usually costs more than pricing right at launch. Condition, photos, and the first two weekends on market matter most.

Schools

Bethany is served by the Beaverton School District. Schools serving parts of Bethany include Bethany Elementary, Jacob Wismer Elementary, Springville K-8, Stoller Middle School, and Sunset High School. Redfin lists GreatSchools ratings of 10/10 for Bethany Elementary and 9/10 for Springville K-8 and Sato Elementary.

One important caution: attendance boundaries can cut through neighborhoods, and homes two streets apart may feed different elementary schools. Always verify the assignment for a specific address with the district before you write an offer.

Parks, trails, and outdoor life

Bethany's green space is one of its strongest selling points. The Ben Graf Greenway (Rock Creek Trail) runs through the area, along with Bethany Creek Park, Pirate Park, Kaiser Woods Natural Area, and Abbey Creek Park. Families also use the broader West Side Trail System for walking and biking.

If daily outdoor access matters to you, ask us to map trail entrances and parks relative to any home you are considering. The difference between a two-minute walk and a ten-minute drive shows up in how you actually use the neighborhood.

North Bethany and new construction

North Bethany is where most new housing is being added. According to The Move Genie, more than 5,000 homes are planned across roughly 800 acres. That gives buyers a real choice:

  • New construction in North Bethany: modern floor plans, energy-efficient systems, builder warranties, and sometimes builder incentives on rate buydowns or closing costs.
  • Established areas like Bethany Village and Bauer Highlands: mature trees, settled HOAs, and proximity to the Village Centre.

With new construction, always have your own agent and inspector. Builder sales staff represent the builder, and even brand-new homes can have issues worth catching before closing.

Questions worth asking any North Bethany builder:

  1. What is included in the base price, and what are typical upgrade costs on recent sales?
  2. Are there incentives for using the preferred lender, and how do they compare with an outside quote?
  3. What are the HOA dues, and what do they cover?
  4. What is planned on the empty lots and parcels near this home?
  5. What does the warranty cover, and for how long?

The answers often change which home is actually the better value.

Who Bethany fits best

Bethany tends to fit buyers who want:

  • Newer homes and planned neighborhoods
  • Highly rated Beaverton School District schools
  • Parks and trails close to home
  • An easy US-26 connection toward Hillsboro, Beaverton, or downtown Portland

It is less of a fit for buyers who want an urban, walkable core or the lowest price point on the west side. If budget is the priority, compare it with our Beaverton budget guide or our Tigard vs. Sherwood comparison.
