Where Cedar Hills is and how it works
Cedar Hills is a census-designated place in unincorporated Washington County, located south of U.S. Route 26 and west of Oregon Route 217. Its 2020 Census population was 8,379. Homes carry either a Beaverton (97005) or Portland (97225) mailing address, which can confuse buyers.
Because most of Cedar Hills sits outside city limits, Washington County handles land use and many services. Before you remodel, add a garage, or plan an accessory dwelling, confirm the exact jurisdiction for that address.
The formal Cedar Hills neighborhood includes 2,114 homes whose owners are subject to rules and covenants enforced by the Homes Association of Cedar Hills. That matters on both sides of a sale. Buyers should review the current rules and dues early, and sellers should have the documents ready so they do not slow down a transaction.
A planned neighborhood from 1946
Cedar Hills was one of the area's early planned suburbs. Its developers announced plans in April 1946 for about 2,000 homes on roughly 800 acres, with roads, utilities, a shopping center, parks, and churches, and construction of the first 50 homes had already begun, according to neighborhood history.
The Cedar Hills Shopping Center opened in April 1955 at the north end of the neighborhood. Commonwealth Lake Park followed in 1969, after the land was donated to the Tualatin Hills Park & Recreation District by Commonwealth, Inc., the primary developer of Cedar Hills.
That early planning still shapes the neighborhood today, from its park and shopping center locations to its many postwar homes.
What homes cost in 2026
Cedar Hills sits in the middle of the west-side price range, with values that have softened slightly over the past year.
- Cedar Hills median sale price: Redfin reports $614,707 in September 2026, down 5.1% year over year.
- 97225 average home value: Zillow reports $734,012 as of September 30, 2026, up 0.5% over the year.
- Pace: Zillow says homes in 97225 go to pending in about 24 days.
The 97225 ZIP code also covers West Slope and other higher-priced pockets, so its figures run above Cedar Hills alone. The two sources also measure different things: Redfin reports homes that actually sold, while Zillow estimates the value of all homes. A Cedar Hills ranch and a larger custom home a few streets away can differ by hundreds of thousands of dollars.
Mortgage rates remain a factor. The 30-year fixed averaged 7.40% as of October 8, 2026, up from 7.28% the prior week, according to Freddie Mac. At that level, buyers compare carefully, so price and condition decide which homes sell quickly.
Parks, transit, and getting around
The centerpiece is Commonwealth Lake Park, set between Walker Road and Highway 26. A flat, paved trail of about 0.8 miles loops the lake, the park has a playground and picnic areas, and it connects to Foothills Park on its east end. The Oregon Department of Fish and Wildlife stocks the lake with trout, and it is one of three park district sites where fishing is allowed with a valid Oregon license.
For commuting, Cedar Hills has unusually direct transit. Sunset Transit Center sits just across Highway 26 and opened with the Westside MAX line in 1998. A pedestrian bridge over the freeway connects the neighborhood to the bus and MAX station. By car, Highways 26 and 217 are both close, and Cedar Hills Crossing shopping center is just to the south.
Cedar Hills is served by the Beaverton School District. For school details, check the district directly or the Oregon Department of Education.
The shopping center redevelopment
The biggest change in years is underway at the old Cedar Hills Shopping Center. According to Cedar Mill News, High Street Residential began construction in spring 2026 on 369 market-rate apartments in three four- and five-story buildings between Park Way and Wilshire Street, with about 5,000 square feet of retail. First move-ins are expected in late summer or fall 2027. The DMV and Harbor Freight buildings are staying.
For nearby owners, expect construction activity through 2027, followed by more people, new retail, and new foot traffic around the transit center.
Selling a Cedar Hills home in 2026
Cedar Hills owners who bought years ago often have meaningful equity, which gives them choices about timing, whether that means moving up, downsizing, or relocating.
What matters most when selling here right now:
- Price from nearby sales, not ZIP averages. The gap between the Cedar Hills median and the 97225 average shows why broad numbers can mislead.
- Have the homes association documents ready. Clear answers on rules and dues keep buyers confident.
- Address what inspectors flag in older homes. Many Cedar Hills homes date to the postwar decades, so roofs, older electrical, plumbing, and drainage deserve attention before listing.
- Lead with location. The lake trail and the walk to MAX are real selling points.
- Know your net. Estimate payoff, closing costs, and moving costs before you choose a price.
Kent spent about 20 years in construction before real estate, which helps sellers decide which repairs are worth making and which are not.
Next steps
Cedar Hills combines a planned postwar layout, single-level homes, a lake park, and rare walkable access to MAX, with a redevelopment that will reshape its north end by 2027. Whether you are buying in or weighing a sale after years in your home, recent sales on your street are the best guide.
